2900 AVENUE AU SOLEIL, Gulf Stream FL 33483

Description

Extraordinary Two-Acre Direct Intracoastal Waterfront Estate Property in Town of Gulf Stream, Florida. With 102 feet of unobstructed deep-water frontage in one of South Florida's most exclusive communities located minutes to ocean access and all the amenities of downtown Delray Beach, Boca Raton and Palm Beach, this world-class, two acre waterfront estate property now presents a once-in-a-lifetime opportunity to construct a bespoke, generational estate compound home up to approximately 20,000 square feet in the Town of Gulf Stream. Privately accessed via a gated entrance just off US-1 and featuring a nearly quarter-mile private driveway exclusively servicing the expansive property, this estate offers a level of grandeur, seclusion and privacy rarely found on deep waterfront. With the only public vantage point being the Intracoastal waterway itself, the property offers rare, unobstructed wide water intracoastal views directly across to the distinguished Gulf Stream Golf Club with no homes across the water. This estate property offers an extraordinary value opportunity uncommon in South Florida. Prior to current ownership, this property was practically undevelopable due to the existence of pervasive legacy easements and other restrictions severely encumbering the entire property. Thru a multi-year, highly complex land use process working with multiple governmental agencies and other parties and substantial investment to ultimately relocate and replace major civil infrastructure (including municipal water mains and fire hydrant), demolition of existing structures and other improvements, elevating the land and preliminary site planning, the current owner, a land use expert, was successful in resolving such encumbrances and thereby completely repositioned this extraordinary property to become developable for the first time since the historical restrictions existed dating back to the 1940s. A new seawall and dock have also been designed and are in planning. [This property is offered either as a to be completed home or land-only sale...] Ideally located, this exceptional offering presents a once-in-a-generation opportunity to create a legacy estate defined by expansive grounds, unobstructed water views and unrestricted deepwater dockage in a premier Palm Beach County location combining privacy, scale and convenient proximity in a neighborhood setting that is simply without equal. There is truly nothing comparable on the South Florida market today. Video and recent survey available upon request. Land offered only at $12,500,000.00
