Description

Offering a rare combination of privacy, beauty, and convenience, this exceptional equestrian estate is ideally located just a short hack from the horse showgrounds while enjoying a peaceful, secluded setting. Beyond the gated entrance, vibrant bougainvillea and meticulously maintained landscaping create a welcoming and picturesque first impression. Spanning just over five acres, the property has been thoughtfully designed to maximize both functionality and aesthetics. At its heart is an oversized mirror arena, largely covered and outfitted with premium all-weather fiber footing, providing ideal year-round training conditions. The farm features 38 stalls in total, including a 24-stall center-aisle main barn and a separate 14-stall center-aisle barn. Horses benefit from cushioned stall matting and Dutch doors that allow for increased light, airflow, and visibility. Rich tongue-and-groove finishes, generous storage areas, and carefully designed workspaces further elevate the property's quality and efficiency. Unlike most equestrian facilities, the barn layout offers exceptional flexibility. One wing is designed as a private owner-oriented facility with dedicated amenities, while the opposite wing can operate independently with separate tack rooms and workstations. Shared features include grooming and work areas, a feed room, and laundry facilities, making the property particularly well-suited for multiple training programs. Additional amenities include a hot walker, round pen, 16 paddocks, a fully fenced perimeter, and mature clusia hedging that enhances both privacy and security. A shared pond supplies irrigation, contributing to the farm's sustainability while adding to its attractive setting. The property is thoughtfully configured for efficient operations, with ample trailer parking, convenient truck and feed delivery access, a dedicated turnaround area, and a hurricane-rated roll-down outbuilding. A full-property generator provides added peace of mind, while four staff residences, including two recently updated one-bedroom apartments and two studio units, offer comfortable accommodations for staff or guests. Beautifully maintained, highly functional, and exceptionally versatile, this outstanding farm presents a rare opportunity to own a turnkey equestrian facility in one of Wellington's most desirable locations, just moments from the heart of the equestrian community.
