A New Era for Miami's Food Hall Scene

City Food Hall | Miami Beach
A new food hall will open in the former Time Out Market space in Miami Beach.
City Food Hall leased the 20,900-square-foot space near Lincoln Road, where it will open in the summer of next year, according to a news release from the tenant’s broker. The venue is at 1601 Drexel Avenue.
Irma Figueroa of Comras Company represented the tenant, and Dillon Maya of Avenue represented the landlord.
Miami-based City Food Hall, led by Peter Rounce, has outposts across Florida, including in West Palm Beach, Destin, Gainesville and Orlando, its website shows. It also plans to open a food hall in Athens, Georgia.
Camila Dulcetti of Nova Design will design the interior of the South Beach food hall.
Time Out Market closed its South Beach outpost in 2023, four years after opening in 2019. It was shuttered for nearly a year during the pandemic lockdown.
Paul Cejas, former ambassador to Belgium under Bill Clinton and chairman of PLC Investments, owns the building through an affiliate.
Blu | Miami
The hospitality group that owns Blu on the Hudson in New York will open its first South Florida outpost at the River Landing Shops & Residences mixed-use development.
Blu Hospitality Group leased 6,500 square feet for the Blu modern American restaurant. It will include a terrace bar with skyline views, an outdoor patio and a private mezzanine for events at River Landing’s restaurant row overlooking the Miami River, according to the landlord’s news release. Blu is expected to open in the third quarter of next year.
Coral Gables-based Urban-X Group, led by Coralee Penabad and Andrew Hellinger, completed the 2.5 million-square-foot River Landing at 1400-1500 Northwest North River Drive in Miami in 2020. It consists of the 25,500-square-foot restaurant row; 528 apartments; 345,000 square feet of retail; and 135,000 square feet of offices.
Google Store Aventura | Aventura
Google opened a retail and tech support store at Aventura Mall.
Google Store Aventura leased 3,030 square feet at 19501 Biscayne Boulevard in Aventura, according to the tenant’s news release. The outpost includes a “Here to Help” desk.
This is its eighth U.S. store and third on the Eastern Seaboard.
Jackie Soffer’s Aventura-based Turnberry, and Indianapolis, Indiana-based Simon Property Group, led by David Simon, own Aventura Mall.
Ludlow Coffee Supply | Miami
A coffee shop that bills itself as Dua Lipa’s favorite will open its second Brickell outpost.
Ludlow Coffee Supply leased 7,500 square feet, including a 2,000-square-foot patio, at the Domus Brickell Park condo-hotel project, according to the developer’s news release and a spokesperson. The 12-story, 171-unit project is under construction at 1611 Southwest Second Avenue in Miami.
North Development, a joint venture between Oak Capital’s Ricardo Dunin and Peruvian firm Edifica, is developing Domus Brickell Park. It is expected to be completed early next year.
The project will offer fully furnished units. Phase I is expected to open early next year, and phase II in the third quarter.
Ludlow Coffee’s other Brickell coffee shop is at the 801 Brickell Avenue office tower, its website shows.
Fourvenues | Miami
Spanish nightlife tech company Fourvenues opened its U.S. headquarters in Miami’s Brickell.
Led by CEO Alberto Centeno, Fourvenues leased from Industrious at Sabadell Financial Center at 1111 Brickell Avenue, according to the tenant’s representative. The opening coincides with the firm’s U.S. expansion, with Fourvenues also planning a New York office.
Valencia-based Fourvenues is a software as a service (SaaS) firm created by nightlife insiders, including promoters, hosts and general managers, according to the firm’s news release. It provides real-time sales reports and commission payouts to promoters, tracking for marketing campaigns, real-time data on revenues, sales and customer behavior, and other tools to support nightclubs, festivals, and other venues and events.
It has partnerships with festivals and venues in more than 20 countries, the release says.
Fourvenues didn’t immediately provide the square footage it leased.
Spanish billionaire Amancio Ortega bought the Sabadell Financial Center for $274.4 million in an all-cash deal in October.
Good Greek Moving & Storage | Dania Beach
A moving and storage company will open an outpost at Bridge Point Port Everglades.
Good Greek Moving & Storage leased 61,300 square feet at the industrial facility at 2200 Northeast Seventh Avenue in Dania Beach, according to a news release from the landlord. The company will open there in February.
Sky Groden and Ken Morris were part of the JLL team that represented the landlord. Rick Etner and Nicolas Reid of Cushman & Wakefield represented the tenant.
West Palm Beach-based Good Greek, which operates in Florida, was founded by Spero Georgedakis, who is CEO.
Chicago-based Bridge Industrial completed the 172,000-square-foot Bridge Point Port Everglades last year. The facility is near Fort Lauderdale-Hollywood International Airport and Port Everglades.
Gibson Garage | Miami
Gibson Garage will open a store and music venue at one of Goldman Properties’ buildings in Wynwood.
Gibson Garage will open at Wynwood Garage at 311 Northwest 26th Street in Miami, according to a news release from the landlord. The venue will include more than 500 Gibson guitars, apparel, a Gibson Gallery installation and a stage for live performances that will be a cultural hub for Gibson Latam artists.
The outpost is expected to open in the spring, according to the release.
Frank Begrowicz and Greg Masin of Newmark represented Goldman. Drew Schaul and Jordan Landman of CBRE represented Gibson.
Wynwood-based Goldman, led by CEO Scott Srebnick, completed the eight-story mixed-use Wynwood Garage in 2018, records show.
The tenant declined to provide the square footage it leased.
Silk | Miami Beach
A Japanese-Italian steakhouse opened in the former Chotto Matte space in Miami Beach.
Silk, owned by Pietro Polini, leased 6,000 square feet at 1666 Lenox Avenue, where it has a 142-seat indoor dining space and a 40-seat bar, according to the tenant’s news release. The chefs are Alessandro Baldu, Cristian Bustos and Claudio Rosina. Ricardo Aquino is the sommelier.
The building is owned by an entity tied to German investment fund Bayerische Versorgungskammer, records show.
Maiden Home | Miami
A New York-based furniture brand opened a flagship outpost in the Miami Design District.
Maiden Home, led by Nidhi Kapur, leased 4,400 square feet at 3740 Northeast Second Avenue, according to the tenant’s news release.
Glenn Almon Braswell Jr., through an affiliate, owns the building, records show.
Fully Promoted | Miramar
Fully Promoted, a branded apparel and promotional products firm, opened a store in Miramar.
Fully Promoted leased 2,000 square feet in a Regus space at 3350 Southwest 148th Avenue, according to the tenant’s news release. The store is owned by married couple Ignacio Bruera and Natalia Neme.
Records show Boca Raton-based office investment firm Workspace Property Trust owns the building.
