Meyers Accesso Plans Boca Raton: A $289 Million Mixed-Use Development

Meyers Accesso has won approval for its proposed 9 million mixed-use development in Boca Raton, which will feature 222 apartments and a four-level parking structure.

The Boca Raton Planning & Zoning Board voted 4 to 0 Thursday evening to endorse a request by Meyers Accesso affiliate BRI 1885 Atrium at Boca LP to approve two ordinances and three resolutions that pave the way for the development of an eight-story complex. It will have 222 apartments (including 23 affordable and 12 workforce housing units), 2,015 square feet of restaurants and retail and a four-level parking structure on what is now a parking lot for the office building called Atrium at Broken Sound at 6111 Northwest Broken Sound Parkway. The office building will remain.

The developer also is seeking to rezone from recreational to light industrial research park its 0.9-acre sliver of the 140.2-acre Old Course at Broken Sound. Michael Marshall, an attorney with Nelson Mullins who represents BRI 1885 Atrium, said his client does not intend to build on the golf course portion, is forbidden to do so by a restrictive covenant, and the request is just a “housekeeping measure.” (Most of The Old Course golf course is owned by Broken Sound Club, a private golf club.)

Architect Garcia Stromberg’s design for the eight-story building shows a 12,945-square-foot amenity rooftop deck with a 2,200-square-foot pool. The development’s apartments would consist of 39 three-bedrooms, 109 two-bedrooms, 73 one-bedrooms and an efficiency, according to a city memo.

The 10.5-acre property, which includes the Atrium at Broken Sound office building and a 2.43-acre portion of the golf course, was acquired by Meyers Accesso, a joint venture between Aventura-based Meyers Group and Hallandale Beach-based Accesso Partners, for $25 million in January 2024.

Atrium at Broken Sound is within the Park at Broken Sound, a 700-acre residential and commercial planned development that has attracted investment and development in recent years. In June, the Boca Raton City Council approved plans for a seven-story, 289-unit mixed-income apartment project at 900 Northwest Broken Sound Parkway that will include 44 workforce and affordable housing units, a barbeque area and a dog park. And in March, Oak Plane Partners proposed a 243-unit Live Local Act project next to its office headquarters at 791 Park of Commerce Boulevard.

Formed in 2022, the Meyers Accesso joint-venture recently proposed building an eight story, 200-unit apartment development in Fort Lauderdale’s Cypress Creek area called Avery Cypress Creek. Meyers Accesso also completed a $46 million, 200-unit apartment community in Lake Worth Beach.

Meyers Group was founded in 2015 by Stuart I. Meyers, who served as CEO and chairman until his death in June at the age of 83. Following Meyers’ passing, Alan Losada was named CEO. Meyers Group is negotiating to build a $192 million mixed-use commercial project near Disney in Kissimmee.

Founded 21 years ago, Accesso Partners is led by managing partners Ariel Bentana, Moises Benzaquen, Claudio Dombey and Daniel Goldstein. According to its website, Accesso Partners has owned or managed $3.3 billion of commercial or residential development in multiple states.
