in Wall Township\u2019s History<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><\/p>\n<p>A foreign investor has snapped up a  million luxury New Jersey residential resort, making it the most expensive sale in the town&#8217;s history.<\/p>\n<p><strong>Foreign Investor Snaps Up<\/strong> helps improve planning, consistency, and publishing quality when teams follow a repeatable workflow.<\/p>\n<p id=\"A6WVSZCMSJB6LJZHRNC2K3K65M\">The listing agent, <strong>Sal Ventre<\/strong> of REAL Brokerage, calls the incredible property &#8220;a residential resort.&#8221;<\/p>\n<p>Wall Township is a suburban town about an hour&#8217;s drive south of New York City.<\/p>\n<p>&#8220;The house is so much more than a house,&#8221; Ventre tells Realtor.com\u00ae. &#8220;It has 65 rooms\u2014with a movie theater, arcade, an underground nightclub, four to five bars, a full gym, a sauna, steam room, and a massage studio. When I was walking through it for the first time, I said, &#8216;This isn&#8217;t even like a house. It&#8217;s a resort.&#8217; That&#8217;s how the term &#8216;residential resort&#8217; was coined.&#8221;<\/p>\n<p>The 10-bedroom home is nestled on 23 acres and has 17 bathrooms.<\/p>\n<p id=\"JYR42ZO4UZAZBB2BRJ4FDBLXZA\">It also features a barber shop, both an indoor and outdoor pool, a 14-stall horse barn, a four-hole golf course, two four-car garages, and a tennis court, basketball court, racquetball court, and volleyball court.<\/p>\n<p id=\"JLIHASNRBJFMHNJKZ67DC3PDLE\">In addition, the property has a pair of two-bedroom, two-bathroom garage apartments, as well as a 1,500-square-foot&nbsp;pool house.<\/p>\n<figure class=\"wp-block-image size-full\"><figcaption class=\"wp-element-caption\">The Wall Township home was sold for $6 million\u2014the most expensive sale in that city. <span class=\"image-credit\">(Courtesy of Sal Ventre)<\/span><\/figcaption><\/figure>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/bf969480e741725565a01a2f2e13efb8w-c1855371551srd_q80.jpg\" alt=\"Photo of living room of Wall Township, NJ, estate, which is 2,000 square feet.\" class=\"wp-image-1094623\" title=\"\"><figcaption class=\"wp-element-caption\">The living room is 2,000 square feet. <span class=\"image-credit\">(Courtesy of Sal Ventre)<\/span><\/figcaption><\/figure>\n<h2 class=\"wp-block-heading\" id=\"h-pricing-challenges\"><span class=\"ez-toc-section\" id=\"Pricing_challenges\"><\/span>Pricing challenges<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ventre says pricing the home proved to be difficult because it was tough to find comps.<\/p>\n<p>&#8220;There are just zero comps for a place like this, especially in Wall,&#8221; says Ventre. &#8220;There&#8217;s nothing exactly like it.&#8221;<\/p>\n<p>He looked at comps outside the area in Colts Neck and Rumson, and he also evaluated how much it would cost to rebuild a property like this from the ground up in Wall Township if you were to construct it today.<\/p>\n<p>In July 2022, he listed the property for $12,999,000, and made five price cuts over three years. A lot of &#8216;wows&#8217; and &#8216;this is crazy.'&#8221;<\/p>\n<p>Ventre says that after would-be buyers had time to let everything sink in, most people would say they loved the place but that it would simply require too much maintenance and be too much for them to handle.<\/p>\n<p>&#8220;There were also a lot of time wasters and fake buyers who would disappear when you&#8217;d ask for a legitimate proof of funds,&#8221; he recalls. &#8220;You&#8217;d have people who wanted to bring a wife or girlfriend in just to try to look cool.
