The town comes with its own post office (leased by the U.S. Postal Service), a duplex, and three log cabins used as short-term rentals. It also features a charming 100-year-old general store.<\/p>\n<p>In addition, the sale came with plans and approvals to build eight more dwellings.<\/p>\n<p>&#8220;In August, the town sold to a local lady who&#8217;s really cool,&#8221; <strong>Michael Rutkowski<\/strong> of eXp Realty tells Realtor.com\u00ae . &#8220;I think she&#8217;s going to preserve the town historically and reopen the store.&#8221;<\/p>\n<figure class=\"wp-block-image size-full\"><figcaption class=\"wp-element-caption\">The post office comes with its own ZIP code: 59065. <span class=\"image-credit\">(Michael Rutkowski)<\/span><\/figcaption><\/figure>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/1e86743b972876dfda2857adeffdbbd4w-c3308485131srd_q80.jpg\" alt=\"Pray, Montana\" class=\"wp-image-1086666\" title=\"\"><figcaption class=\"wp-element-caption\">The city of Pray, MT, features a post office and general store located in a barn-style building. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<h2 class=\"wp-block-heading\" id=\"h-the-history-of-pray\"><span class=\"ez-toc-section\" id=\"The_history_of_Pray\"><\/span>The history of Pray<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Pray\u2014population: 1,018\u2014was founded in 1907 and has always been privately owned.<\/p>\n<p>Until 2018, the 5-acre town had been owned and managed by a single family for over 100 years.<\/p>\n<p>The last family member to inherit the town was&nbsp;<strong>Barbara Walker<\/strong>, who sold it in 2018 for $480,000.<\/p>\n<p>Rutkowski represented Walker in that sale, too.<\/p>\n<p>&#8220;At that time, there was a lot of deferred maintenance, and the&nbsp;town had a lot of trailers that needed to be hauled to the&nbsp;dump,&#8221; Rutkowski says. &#8220;Montana wasn&#8217;t really on the radar like it is now.&#8221;<\/p>\n<p>That was the year the wildly popular show &#8220;Yellowstone&#8221; debuted.<\/p>\n<p>Since then, celebrity residents like <strong>Tom Brady<\/strong>, <strong>John Mayer<\/strong>, and <strong>Dennis Quaid<\/strong> have flocked to the area, and prices in Big Sky Country have skyrocketed.<\/p>\n<p>Rutkowski said the man who bought the town from Walker originally had visions of being its mayor, and ultimately started a business there.<\/p>\n<p>He built some cabins, then launched a thriving short-term rental venture that generated $300,000-plus in 2023\u00a0alone.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/1542f34cfc3c43408e8a9220a83ae20dw-c2286928848srd_q80.jpg\" alt=\"pray, montana overview\" class=\"wp-image-1086669\" title=\"\"><figcaption class=\"wp-element-caption\">The town contains three newly built cabins, which are popular short-term rentals. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/72389f5fb8c096050b3fd921c840ac53w-c3078066070srd_q80.jpg\" alt=\"pray montana\" class=\"wp-image-1086808\" title=\"\"><figcaption class=\"wp-element-caption\">The log cabins are comfortable, cozy, and boast incredible views. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<p>But after six years, it was time to move on.<\/p>\n<p>&#8220;He wanted to sell the town and develop other properties elsewhere,&#8221; says Rutkowski. &#8220;He thought this was a good time to cash out.&#8221;<\/p>\n<p>That had been his vision all along.<\/p>\n<p>&#8220;He didn&#8217;t plan on living out there forever,&#8221; says Rutkowski. &#8220;His whole plan was to buy it and sell it eventually.&#8221;<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-selling-the-dream\"><span class=\"ez-toc-section\" id=\"Selling_the_dream\"><\/span>Selling the dream<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>The idyllic town was put on the market in September 2024.<\/p>\n<p>Rutkowski promptly rented out the general store from the owner, and spent thousands of dollars staging it as a bookstore and antique shop.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/2f02ba77f2b238a4de30bb4eebe444c9w-c4110340601srd_q80.jpg\" alt=\"pray montana\" class=\"wp-image-1086802\" title=\"\"><figcaption class=\"wp-element-caption\">Antiques were displayed in the general store. <span class=\"image-credit\">(Michael Rutkowski)<\/span><\/figcaption><\/figure>\n<p>&#8220;I did it to show people what it could be,&#8221; he says. &#8220;I&#8217;m not sure if it would have sold otherwise.&#8221;<\/p>\n<p>In the spring, an article about the town went viral.<\/p>\n<p>&#8220;It got millions of hits, and was syndicated around the world,&#8221; says Rutkowski. &#8220;HGTV even contacted us about doing a show.
