But what does this mean for the town&#8217;s residents and infrastructure?<\/p>\n<p><strong>A Tiny Texas Town<\/strong> helps improve planning, consistency, and publishing quality when teams follow a repeatable workflow.<\/p>\n<p>Bastrop, TX\u2014population only about 13,000 people\u2014is preparing to welcome thousands more moving in within the next few years.<\/p>\n<p>&#8220;These recent developments are likely to attract more residents to the larger Bastrop County area,&#8221; says <strong>Hannah Jones<\/strong>, senior economic research analyst at Realtor.com\u00ae. &#8220;In the short term, a rapid influx of residents could strain local infrastructure and resources, but over time, continued investment should support new development and economic growth.&#8221;<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-hollywood-2-0\"><span class=\"ez-toc-section\" id=\"Hollywood_20\"><\/span>Hollywood 2.0<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Two Los Angeles film production companies, Line 204 and Zio Studios, are building a new film studio in town, to be called Texas Line 204. CEO <strong>Alton Butler<\/strong> told MySA that at least four soundstages should be finished by the end of 2025.<\/p>\n<p>The production company provides stage and production equipment for media giants like Netflix, Warner Bros., Paramount, Hulu,\u00a0and Disney.<\/p>\n<p>In 2021, Butler purchased 546 acres in&nbsp;Bastrop County, which had plenty of cheapish land for sale, offered better tax incentives than he could get elsewhere, and had a stunning topography that the exec said was perfect for making movie magic.<\/p>\n<p>With the nearby Colorado River, McKinney Roughs Nature Park, a plethora of green pastures, and a &#8220;beach on site,&#8221; he says that the Bastrop studio will offer the type of scenery that makes Hollywood salivate.<\/p>\n<p>&#8220;I think Texas really has a chance of being that Hollywood 2.0,&#8221; he told the outlet. According to a county analysis, the studio will bring in $1.9 billion to the area within the next decade.<\/p>\n<p>Realtor.com reached out to Butler for comment.<\/p>\n<figure class=\"wp-block-image size-full\"><figcaption class=\"wp-element-caption\">PulteGroup&#8217;s Lost Pines 55+ community is in Bastrop, TX. <span class=\"image-credit\">(PulteGroup)<\/span><\/figcaption><\/figure>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/aafda428df6c28ab022ed9e057c3104cw-c4277604797srd_q80.jpg\" alt=\"\" class=\"wp-image-1086140\" title=\"\"><figcaption class=\"wp-element-caption\">This land listing boasted being adjacent to The Colony as well as Elon Musk&#8217;s new tech hub campus.  <span class=\"image-credit\">(Del Webb)<\/span><\/figcaption><\/figure>\n<h2 class=\"wp-block-heading\" id=\"h-elon-musk-and-bastrop\"><span class=\"ez-toc-section\" id=\"Elon_Musk_and_Bastrop\"><\/span>Elon Musk and Bastrop<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>It&#8217;s that wide-open land combined with the pro-business environment of the Lone Star State that attracted Tesla founder <strong>Elon Musk<\/strong> in 2021.<\/p>\n<p>The billionaire is expanding a tech campus that will be the headquarters for his social media platform, X; his infrastructure company, Boring Company; a Tesla gigafactory (to produce lithium-ion batteries); and a SpaceX\/Starlink facility.<\/p>\n<p>Bastrop locals have mixed feelings about Musk moving in. <\/p>\n<p>&#8220;Residents are happy that their children and grandchildren will have jobs in the area,&#8221; <strong>Sylvia Carrillo<\/strong>, city manager of Bastrop, told the BBC. <\/p>\n<p>&#8220;On the other hand, it can feel like we are being overwhelmed by a third party and that the development will quickly urbanize our area.&#8221;<\/p>\n<p>The median listing price in Bastrop County rose from $298,000 in October 2019 to $411,000 in October 2025, a 37.9% increase.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/d031cb8bed5c7975c447d94a08724381w-c3162982357srd_q80.jpg\" alt=\"\" class=\"wp-image-1086143\" title=\"\"><figcaption class=\"wp-element-caption\">Senior community Lost Pines will eventually have about 500 homes like this one. <span class=\"image-credit\">(PulteGroup)<\/span><\/figcaption><\/figure>\n<p>Large parcels of undeveloped land near the expanding campus are being snapped up.<\/p>\n<p>A $12.4 million 146-acre parcel with no zoning restrictions on Walker-Watson Road, off of FM (Farm-to-Market Road) 1209, touts its proximity to Musk central.<\/p>\n<p>&#8220;With its prime location, this site is well-suited for single-family residential development,&#8221; promised the listing, which has gone under contract.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-the-colony-and-lost-pines\"><span class=\"ez-toc-section\" id=\"The_Colony_and_Lost_Pines\"><\/span>The Colony and Lost Pines<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>The primarily rural area still has lots of 100+ acres of farmland for sale, with hefty multimillion dollar price tags.<\/p>\n<p>But if you&#8217;d prefer a luxury development with resort-style amenities, then look no further than The Colony, an under-construction 2,300-acre masterplanned community that will eventually have about 4,000 homes.<\/p>\n<p>Builders include well-known names such as Lennar and Drees, with homes starting in the mid-$300,000s and going up to over $1 million.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/cb1a098464dcabc6c81e160ac4c06562w-c2503527373srd_q80.jpg\" alt=\"\" class=\"wp-image-1086152\" title=\"\"><figcaption class=\"wp-element-caption\">Plenty of land for sale within the MPC The Colony made it a no-brainer location for the new 55+ Lost Pines community. <span class=\"image-credit\">(PulteGroup)<\/span><\/figcaption><\/figure>\n<p>&#8220;There&#8217;s a lot of new growth here,&#8221; The Colony General Manager <strong>Tobin Hurley<\/strong> tells Realtor.com. &#8220;It&#8217;s a great place to live.&#8221;<\/p>\n<p>He notes that the Bastrop location means more bang for the buck. A $1 million, five-bedroom home within the amenity-rich development\u2014it has an Olympic-sized pool, tennis and pickleball courts, and miles of hiking trails\u2014has a shockingly low $110 HOA fee.<\/p>\n<p>It&#8217;s in the development where builder Del Webb (part of PulteGroup) is building a new 55+ active community.<\/p>\n<p>Called Lost Pines, the senior community will have 500+ houses with 12 different floor plans from three different series of homes starting in the low $300,000s.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/feacd5e4c97382321ec98532895f8e75w-c3505756508srd_q80.jpg\" alt=\"\" class=\"wp-image-1086169\" title=\"\"><figcaption class=\"wp-element-caption\">This $1 million home is inside the sought-after masterplanned community The Colony. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<p>&#8220;We were initially drawn to Bastrop as a charming city with a small-town atmosphere that is surrounded by the natural beauty of Texas Hill Country, yet offers easy access to everyday conveniences like shopping, medical services, and a lively, expanding downtown district,&#8221; <strong>Pablo Rivas<\/strong>, central Texas division president of PulteGroup, tells Realtor.com.<\/p>\n<p>The proximity to Austin was key, too. Since 2020, the city has ranked No. 1 in Zonda&#8217;s Baby Chaser Index three times. &#8220;Baby chasers&#8221;\u2014older people who relocate to be near adult children and grandchildren\u2014are a vital demographic to the senior housing industry.<\/p>\n<p>If there is a downside to this explosion of building, it&#8217;s the effect it has had on the resale market. Many older homes have lingered on the market for over a year.  <\/p>\n<p><strong>Brad Alexander<\/strong> of the Alexander Home Team with Keller Williams Realty notes that the town, like many others in the South, saw an influx of city dwellers during the COVID-19 pandemic, driving up prices.<\/p>\n<p>But he says those prices are now coming back down to earth.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/a36639f404707cb2bc800cbee3b7f413w-c2788697781srd_q80.jpg\" alt=\"\" class=\"wp-image-1086150\" title=\"\"><figcaption class=\"wp-element-caption\">This three-bedroom renovated home with pool is listed for $769,500, down from its original $890,000 ask. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<p>&#8220;Prices have seriously slowed,&#8221; he tells Realtor.com. &#8220;Maybe not slowed, but corrected.&#8221;<\/p>\n<p>For example, he reps a three-bedroom house, built in 1993 and fully renovated with an in-ground kidney pool that sits on 2 acres that &#8220;feels like 10.&#8221;<\/p>\n<p>The house has been on the market since March 2024 and seen a $120,500 shave off its price to $769,500.<\/p>\n<p>The agent says that new construction at The Colony has dampened the resale market, as builders can offer many more buying incentives like free upgrades and lower mortgage rates.<\/p>\n<p>And then there is the lack of deep-pocketed luxury buyers in the small, rural town\u2014something that could change if Musk&#8217;s tech-campus attracts enough higher-salaried workers.<\/p>\n<p>&#8220;He&#8217;s chosen Bastrop,&#8221; the agent says of Musk. &#8220;That can&#8217;t be a negative. It&#8217;s just &#8230; how big of a positive will it be?&#8221;<\/p>\n<p><strong>Susan Nogues<\/strong>, a local <a href=\"https:\/\/www.brickellsold.com\/blog\/miami-poised-for-potential-influx-of-wealth-as-high-net-worth-new-yorkers-evaluate-relocation-optionsmiamis-luxury-real-estate-sector-is-closely-observing-developments-in-new-york-city-parti\/\">real estate<\/a> agent who also lives in town, says that demand for higher-end homes has been &#8220;steady&#8221;\u2014in part thanks to those employed by Musk\u2014but acknowledges prices have recently stagnated.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/na.rdcpix.com\/685b48badaae582eecb080b8416dfdcew-c1404728406srd_q80.jpg\" alt=\"\" class=\"wp-image-1086308\" title=\"\"><figcaption class=\"wp-element-caption\">The buyer for this six-bedroom home on 5 acres paid all cash. <span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<p>Still, she says that a unique property, move-in ready, and priced right will get snapped up, such as the six-bedroom home with guesthouse on 5 acres she closed on for near its <strong>$<\/strong>870,000 ask.<\/p>\n<p>The buyer was an out-of-stater who paid all cash.<\/p>\n<p>&#8220;There&#8217;s a circling group of sharks in any given market,&#8221; she says. &#8220;Sometimes there are less sharks, and sometimes more, but there&#8217;s always sharks.&#8221;<\/p>\n<p>The arrival of a new film studio and tech hub from Elon Musk is set to bring significant growth to Bastrop, Texas.
