<strong>Ben Mizes<\/strong>, <a href=\"https:\/\/www.brickellsold.com\/blog\/miami-poised-for-potential-influx-of-wealth-as-high-net-worth-new-yorkers-evaluate-relocation-optionsmiamis-luxury-real-estate-sector-is-closely-observing-developments-in-new-york-city-parti\/\">real estate<\/a> agent and co-founder of Clever Offers, tells Realtor.com\u00ae. &#8220;When average earnings are high, more people can afford to qualify for mortgages, and that increases competition.&#8221;<\/p>\n<p>This, in turn, pushes housing costs upward.<\/p>\n<p>&#8220;Real estate prices and rents are directly correlated with an area&#8217;s income,&#8221; says <strong>Bruce Ailion<\/strong>, attorney and real estate professional at Re\/Max Town &amp; Country in&nbsp;Atlanta. &#8220;The higher the income, the higher the price.&#8221;<\/p>\n<p>Conversely, lower wages limit how many can buy, which can keep prices from rising.<\/p>\n<figure class=\"wp-block-image size-full\"><figcaption class=\"wp-element-caption\"><span class=\"image-credit\">(Realtor.com)<\/span><\/figcaption><\/figure>\n<h2 class=\"wp-block-heading\" id=\"h-greater-earnings-give-you-more-choices\"><span class=\"ez-toc-section\" id=\"Greater_earnings_give_you_more_choices\"><\/span>Greater earnings give you more choices<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>If someone has more income to spend, that can work in their favor in a number of ways.<\/p>\n<p>&#8220;Depending on where they&#8217;re buying, they can get more space, mountain or coastal views, or a better location,&#8221; <strong>Cara Ameer<\/strong>, a real estate agent with Coldwell Banker who is licensed in Florida and California, explains to Realtor.com.<\/p>\n<p>When you earn a higher wage, you typically have more options\u2014but not always.<\/p>\n<p>&#8220;You could have a situation in a high-income area where your salary is above average nationally but still not enough to afford local housing,&#8221; says <strong>Martin Orefice<\/strong>, founder of&nbsp;Rent to Own Labs&nbsp;in Orlando, FL.<\/p>\n<p>That&#8217;s because high-earning states face severe affordability gaps, according to <strong>Hannah Jones<\/strong>, senior economic research analyst at Realtor.com.<\/p>\n<p>&#8220;In top-income states, soaring housing costs outpace wage growth, dampening affordability and contributing to lower homeownership rates,&#8221; says Jones.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-lower-average-wages-give-investors-an-edge\"><span class=\"ez-toc-section\" id=\"Lower_average_wages_give_investors_an_edge\"><\/span>Lower average wages give investors an edge<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>In places where people earn less, homes usually cost less, too.<\/p>\n<p>&#8220;Despite lower incomes, many of the nation\u2019s lowest-earning states offer better housing alignment with wages than top-earning states do,&#8221; says Jones. <\/p>\n<p>However, in today&#8217;s climate, it can still be difficult for local buyers to break into the market\u2014which is when investors step in.<\/p>\n<p>&#8220;We buy homes in these areas because they&#8217;re less expensive and there\u2019s still a need for affordable housing,&#8221; says real estate agent and investor&nbsp;<strong>Ron Myers<\/strong>.&nbsp;&#8220;A lot of us believe that as wages slowly go up, home values will go up, too.&#8221;<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-states-with-the-highest-average-wages\"><span class=\"ez-toc-section\" id=\"States_with_the_highest_average_wages\"><\/span>States with the highest average wages<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>&#8220;On average, the nation\u2019s highest-earning states fare worse on housing affordability than the lowest-earning ones,&#8221; says Jones.<\/p>\n<p>Minnesota stands out as an exception, combining one of the highest average hourly wages with home prices below the maximum affordable level. <\/p>\n<p>&#8220;In contrast, California and Massachusetts perform far worse, with typical home prices roughly 70% higher than what local wages can comfortably support,&#8221;
