{"id":1350,"date":"2025-11-03T09:42:24","date_gmt":"2025-11-03T14:42:24","guid":{"rendered":"https:\/\/www.brickellsold.com\/blog\/lincoln-road-experiences-retail-rebound\/"},"modified":"2026-04-13T10:44:37","modified_gmt":"2026-04-13T14:44:37","slug":"lincoln-road-experiences-retail-rebound","status":"publish","type":"post","link":"https:\/\/www.brickellsold.com\/blog\/lincoln-road-experiences-retail-rebound\/","title":{"rendered":"Lincoln Road Experiences Retail Rebound"},"content":{"rendered":"<div id=\"the-content\">\n<p>Scott Sherman still remembers when landlords could get top dollar asking rents for retail and restaurant spaces on Lincoln Road, the outdoor pedestrian mall in <a href=\"https:\/\/www.brickellsold.com\/blog\/miami-poised-for-potential-influx-of-wealth-as-high-net-worth-new-yorkers-evaluate-relocation-optionsmiamis-luxury-real-estate-sector-is-closely-observing-developments-in-new-york-city-parti\/\">Miami<\/a> Beach.<\/p>\n<p>\u201cEight years ago, rents got ridiculous,\u201d Sherman, who leads Miami-based Torose Equities, told The Real Deal. \u201cThey went from $150 to $300-plus a foot. Restaurants fled, national brands downsized and the street lost its energy.\u201d<\/p>\n<p>Sherman, who was among the landlords steering the Lincoln Road Business Improvement District in the 2010s, returned to the street last year after nearly a decade, paying $10.4 million for a two-story building at 910 Lincoln Road that\u2019s leased to AllSaints, a clothing store.\u00a0<\/p>\n<p>\u201cI\u2019ve always believed in the street,\u201d he said. \u201cThe pandemic and inflated rents reset everything. For the first time in years, the street\u2019s affordable enough for creative operators to come back.\u201d<\/p>\n<p>Once <a href=\"https:\/\/www.brickellsold.com\/blog\/miami-poised-for-potential-influx-of-wealth-as-high-net-worth-new-yorkers-evaluate-relocation-optionsmiamis-luxury-real-estate-sector-is-closely-observing-developments-in-new-york-city-parti\/\">Miami<\/a> Beach\u2019s most famous pedestrian strip, Lincoln Road has spent the better part of the early 2020s trying to recover its footing. High rents, changing consumer tastes and the pandemic all gutted a corridor once teeming with national retailers and high-end restaurants. Tenants looking at the beach decided to go to these other neighborhoods.\u201d<\/p>\n<p>Brickell, Wynwood and the Design District are areas that have more people, more traffic, more density and more opportunities for top brands, noted Lyle Stern, CEO of Miami Beach-based Vertical Real Estate and president of the Lincoln Road Business Improvement District.\u00a0<\/p>\n<p>\u201cLincoln Road certainly had its fair share of national tenants, and still has some,\u201d Stern said. \u201cBut one of the biggest issues is the perception of what Lincoln Road was. While some lament the Lincoln Road of yesteryear, the street is actually doing well.\u201d\u00a0<\/p>\n<p>For instance, the occupancy rate on Lincoln Road is averaging 77 percent, and asking rents are around $150 to $225 a square foot, making the outdoor pedestrian mall competitive with such indoor malls as Brickell City Centre, Aventura Mall and Dadeland Mall, according to Stern.\u00a0<\/p>\n<p>\u201cThe issue isn\u2019t vacancy,\u201d he said. \u201cThe universe of tenants that want to be on Lincoln Road is pretty significant. Some are national. Some are international. Some are regional and some have anywhere from one to three stores in Miami-Dade, Broward or Palm Beach counties.\u201d\u00a0<\/p>\n<p>Stern said that Miami Beach\u2019s own transformation is helping drive the rebound. \u201cThe wealth in this community has grown massively,\u201d he said. \u201cBetween Lincoln Road and Faena, there\u2019s $4 billion worth of development underway \u2014 the Shore Club, the Raleigh, the Aman, the Ritz expansion. And the Grand Hyatt convention hotel [currently under construction] will change everything. It will bring year-round customers to restaurants and shops.\u201d<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-l-ower-rents-new-reality\"><span class=\"ez-toc-section\" id=\"Lower_rents_new_reality\"><\/span><span class=\"ez-toc-section\" id=\"Lower_rents_new_reality\"><\/span>L<strong>ower rents, new reality<\/strong><span class=\"ez-toc-section-end\"><\/span><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Sherman, Abrams, and Stern all agree that the key is balancing a good mix of local and national retailers and restaurants. \u201cThe old model \u2014 national tenants overpaying for exposure \u2014 doesn\u2019t work here anymore,\u201d Sherman said. \u201cThe real story is smaller, independent operators coming back in at rents they can handle.\u201d<\/p>\n<p>Stern calls the current asking rent range \u201chealthy\u201d compared to the frothy pre-Covid years. \u201cWe\u2019re competitive again,\u201d he said. \u201cAnd unlike Brickell or Aventura, Lincoln Road is still the only true pedestrian high street in South Florida. People want to walk, dine and linger. That\u2019s the advantage.\u201d<\/p>\n<p>Lessons from the boom-and-bust cycle are fueling smarter deals this time around, according to Abrams. \u201cWhen you remove the greed and reset expectations, you can plan for the long term,\u201d he said. \u201cIt\u2019s not about flipping a building \u2014 it\u2019s about curating the right mix.\u201d<\/p>\n<p>In some cases, he added, retailers are opting to buy spaces on Lincoln Road because of the value. Abrams represented Danny Harris and Marco DeGeorge, the founders of Beverly Hills-based Alo Yoga, in their $17 million purchase of the former Walgreens at 100 Lincoln Road. Harris and DeGeorge are converting the space into a flagship store and private wellness club.\u00a0<\/p>\n<p>Robert Rivani\u2019s investment is also a boost. In addition to buying 551 Lincoln Road, the building housing H&amp;M, Rivani is in the middle of a $40 million renovation of a mixed-use office building at 1691 Michigan Avenue, which is just off Lincoln Road. Over the summer, Rivani landed Playboy as a penthouse tenant under a 10-year lease. The iconic brand plans to relocate from Beverly Hills contingent on the city of Miami Beach providing $800,000 in incentives.\u00a0<\/p>\n<p>New tenants signal confidence in Lincoln Road\u2019s recovery. \u201cWe\u2019re starting to see real movement,\u201d Abrams said. \u201cPlayboy moving its headquarters off Lincoln Road, Alo buying on the east end \u2014 those are dominoes falling in the right direction. The daytime population is coming back.\u201d<\/p>\n<p>For Stephen DeMeo, a broker with Lee &amp; Associates, the fix isn\u2019t just about cheaper leases \u2014 it\u2019s about creativity. \u201cLincoln Road\u2019s lost its rhythm,\u201d he said. \u201cYou can\u2019t fill it with stale apparel retailers and expect excitement. It needs activation \u2014 pop-up stores, rooftop events, wellness studios [and] cultural tie-ins.\u201d<\/p>\n<p>The future is experiential, not transactional, DeMeo argues. \u201cPeople want something to do, not just something to buy,\u201d he said. \u201cMaybe it\u2019s a rooftop pickleball club, daily markets or a music series. Landlords should get flexible \u2014short-term deals, percentage rents, anything that keeps the block alive.\u201d<\/p>\n<p>DeMeo points to Rivani\u2019s building, where Playboy is planning a club and lounge, as examples of the vibe shift. \u201cThat kind of tenant brings cachet and curiosity, which Lincoln Road needs,\u201d DeMeo said. \u201cThe street has to feel like a scene again.\u201d Now, some investors and commercial brokers are banking on the idea that a refreshed mix of restaurants, experiential tenants and lower rent expectations can again raise Lincoln Road\u2019s profile.u003c\/pu003enu003cpu003eSherman and other Lincoln Road experts see recent trades, such as retail and hospitality investor u003ca href=\"\/miami\/2025\/08\/26\/robert-rivani-pays-37m-for-lincoln-road-building\/\"u003eRobert Rivaniu003c\/au003e buying a building on the street (the former The Lincoln Theatre) that\u2019s leased to Hu0026amp;M and other tenants, as the beginning of a long-overdue rebound.u003c\/pu003enu003cpu003e\u201cI think now is a good time to be getting in,\u201d Sherman said. \u201cAnd I think we\u2019re gonna see it turn the corner and continue to get better over the next couple of years.\u201du003c\/pu003enu003ch3 class=\"wp-block-heading\" id=\"h-r-etailers-run-nbsp\"u003eRu003cstrongu003eetailers runu0026nbsp;u003c\/strongu003eu003c\/h3u003enu003cpu003eLincoln Road\u2019s tumble as one of South Florida\u2019s prime retail streets began in 2016, when asking rental rates peaked at around $325 a square foot, according to David Abrams of the commercial brokerage Masonre.u0026nbsp;u003c\/pu003enu003cpu003e\u201cIt took a hard nosedive right before Covid,\u201d he said. \u201cAt the same time, Brickell, Design District, Wynwood \u2014 places where retail didn\u2019t really exist \u2014 started popping up. Tenants looking at the beach decided to go to these other neighborhoods.\u201du003c\/pu003enu003cpu003eBrickell, Wynwood and the Design District are areas that have more people, more traffic, more density and more opportunities for top brands, noted Lyle Stern, CEO of Miami Beach-based Vertical Real Estate and president of the Lincoln Road Business Improvement District.u0026nbsp;u003c\/pu003enu003cpu003e\u201cLincoln Road certainly had its fair share of national tenants, and still has some,\u201d Stern said. \u201cBut one of the biggest issues is the perception of what Lincoln Road was. While some lament the Lincoln Road of yesteryear, the street is actually doing well.\u201du0026nbsp;u003c\/pu003enu003cpu003eFor instance, the u003ca href=\"\/miami\/2025\/08\/06\/ritz-carlton-south-beach-developers-plan-lincoln-rd-makeover\/\"u003eoccupancy rateu003c\/au003e on Lincoln Road is averaging 77 percent, and asking rents are around $150 to $225 a square foot, making the outdoor pedestrian mall competitive with such indoor malls as Brickell City Centre, Aventura Mall and Dadeland Mall, according to Stern.\u00a0u003c\/pu003enu003cpu003e\u201cThe issue isn\u2019t vacancy,\u201d he said. \u201cThe universe of tenants that want to be on Lincoln Road is pretty significant. Some are national. Some are international. Some are regional and some have anywhere from one to three stores in Miami-Dade, Broward or Palm Beach counties.\u201du0026nbsp;u003c\/pu003enu003cpu003eStern said that Miami Beach\u2019s own transformation is helping drive the rebound. \u201cThe wealth in this community has grown massively,\u201d he said. \u201cBetween Lincoln Road and Faena, there\u2019s $4 billion worth of development underway \u2014 the Shore Club, the Raleigh, the Aman, the Ritz expansion. And the Grand Hyatt convention hotel [currently under construction] will change everything. It will bring year-round customers to restaurants and shops.\u201du003c\/pu003enu003ch3 class=\"wp-block-heading\" id=\"h-l-ower-rents-new-reality\"u003eLu003cstrongu003eower rents, new realityu003c\/strongu003eu003c\/h3u003enu003cpu003eSherman, Abrams, and Stern all agree that the key is balancing a good mix of local and national retailers and restaurants. \u201cThe old model \u2014 national tenants overpaying for exposure \u2014 doesn\u2019t work here anymore,\u201d Sherman said. \u201cThe real story is smaller, independent operators coming back in at rents they can handle.\u201du003c\/pu003enu003cpu003eStern calls the current asking rent range \u201chealthy\u201d compared to the frothy pre-Covid years. \u201cWe\u2019re competitive again,\u201d he said. \u201cAnd unlike Brickell or Aventura, Lincoln Road is still the only true pedestrian high street in South Florida. People want to walk, dine and linger. That\u2019s the advantage.\u201du003c\/pu003enu003cpu003eLessons from the boom-and-bust cycle are fueling smarter deals this time around, according to Abrams. \u201cWhen you remove the greed and reset expectations, you can plan for the long term,\u201d he said. \u201cIt\u2019s not about flipping a building \u2014 it\u2019s about curating the right mix.\u201du003c\/pu003enu003cpu003eIn some cases, he added, retailers are opting to buy spaces on Lincoln Road because of the value. Abrams represented Danny Harris and Marco DeGeorge, the founders of Beverly Hills-based Alo Yoga, in their $17 million purchase of the former Walgreens at u003ca href=\"\/miami\/2025\/05\/12\/alo-yoga-planning-miami-beach-store-and-health-club\/\"u003e100 Lincoln Roadu003c\/au003e. Harris and DeGeorge are converting the space into a flagship store and private wellness club.\u00a0u003c\/pu003enu003cpu003eRobert Rivani\u2019s investment is also a boost. In addition to buying 551 Lincoln Road, the building housing Hu0026amp;M, Rivani is in the middle of a $40 million renovation of a mixed-use office building at u003ca href=\"\/miami\/2024\/04\/16\/black-lion-pays-63m-for-miami-beach-mixed-use-building\/\"u003e1691 Michigan Avenueu003c\/au003e, which is just off Lincoln Road. Over the summer, Rivani landed u003ca href=\"\/miami\/2025\/08\/13\/playboy-hq-moving-to-robert-rivanis-miami-beach-building\/\"u003ePlayboyu003c\/au003e as a penthouse tenant under a 10-year lease. The iconic brand plans to relocate from Beverly Hills contingent on the city of Miami Beach providing $800,000 in incentives.\u00a0u003c\/pu003enu003cpu003eNew tenants signal confidence in Lincoln Road\u2019s recovery. \u201cWe\u2019re starting to see real movement,\u201d Abrams said. \u201cPlayboy moving its headquarters off Lincoln Road, Alo buying on the east end \u2014 those are dominoes falling in the right direction. The daytime population is coming back.\u201du003c\/pu003enu003cpu003eFor Stephen DeMeo, a broker with Lee u0026amp; Associates, the fix isn\u2019t just about cheaper leases \u2014 it\u2019s about creativity. \u201cLincoln Road\u2019s lost its rhythm,\u201d he said. \u201cYou can\u2019t fill it with stale apparel retailers and expect excitement. It needs activation \u2014 pop-up stores, rooftop events, wellness studios [and] cultural tie-ins.\u201du003c\/pu003enu003cpu003eThe future is experiential, not transactional, DeMeo argues. \u201cPeople want something to do, not just something to buy,\u201d he said. \u201cMaybe it\u2019s a rooftop pickleball club, daily markets or a music series.
